Design

Quality design is at the heart of HUTS’ approach, with their focus on indoor-outdoor living and smart architectural detailing. After launching upstate with full-service architectural design offerings, HUTS developed a set of HUTS Standards to help streamline the design and construction process. Standards come in three starting floorplans – studio, one-bedroom, and two-bedroom units – each of which can include additional loft sleeping spaces.

The HUTS Standards are designed to nestle beautifully within field, forest or seaside settings, and both the interior and exterior palettes draw heavily from the rich materials and clean lines of Scandinavian homes.


Process

HUTS process is designed to seamlessly guide you through the design and build process. First, choose your base Standard. The next step is customization. This is where you choose from curated interior and exterior design packages, or use them as a starting point to add your own material, color, hardware and lighting selections. You then have the opportunity to engage in an architectural design modification process to refine the details of your specific layout. Once everything is just right, a set of permit and build-ready architectural construction documents based on your selections will be developed. 

From here, you can work with your own contractor or hang out with HUTS a little bit longer. HUTS offers construction services to guide you through the bidding and permitting process with their preferred list of upstate contractor partners, and will oversee construction administration to ensure your project goes off without a hitch. 

The HUTS mission is to make a city escape both easy and attainable, with an opportunity to offset costs and create a new revenue stream through vacation rental services. When you are ready to market your property for short term rentals, HUTS can help you partner with the best local vendors for high-end photography, interior design staging, cleaning and property management. 


Pricing

HUTS is price and Investor-conscious and has designed their Standards to be constructed for under $275 / square foot, with an eye towards high ROI. In general, they see their Standards delivering positive equity at resale upon completion or positive cash flow if rented on AirBNB, VRBO or similar (assuming it’s mortgaged at 20% down and rented 8+ nights / month).

The design fees are innovative and simply structured. First, choose the base standard design and purchase the plan. Depending on size, design plans range from $2,000 – $3,500 for permit- and construction-ready plans. Next, begin the architectural design phase in blocks of ten hours. You can make it your own for as much or as little customization as your need. From here, you can add on construction service options at a flat fee to continue the collaboration. 

HUTS can also begin working on your project before the perfect parcel is selected for building your dream escape. With an option to add on land review services at a flat fee of $1,000, they can connect you with a trusted network of upstate land sellers and help you make sense of lot listings to maximize the use of your property. 


Founders

HUTS is a brother / sister team bringing their skills together to solve the problem of how to make getting a country escape easier and more accessible for New Yorkers.

HUTS was founded by Wayne Congar, an architectural designer and entrepreneur. After architectural design stints with Pritzker Prize winner Rem Koolhaas / OMA in Rotterdam and the renowned Bjarke Ingels Group (BIG) in Copenhagen, Wayne turned his attention to smaller structures. Amanda Congar joined with a background in luxury hotel sales and operations, and a career built on managing complex Vendor relationships on behalf of clients.. Both feel that everyone needs a little space of their own.
