Lakeview is a sprawling, renovated home set on the shores of White Lake in the Catskill Mountains, boasting sweeping level lawns and a total of 14 bedrooms, 10 full and three half bathrooms. The home’s substantial size, generous 2+ acres and lake frontage, combined with its proximity to major area amenities, make this a luxurious home for extended family, and a lucrative opportunity for rentals and events.

Built around 1930 and originally a boarding house with five cabins, the property was purchased by the current owners’ family back in 1968. Two of the owners recall the spectacle that was the thousands who descended on the area for the 1969 Woodstock music festival (some of whom camped around the property) which took place 10 minutes away at what is now Bethel Woods Center for the Arts.

Kauneonga Lake NY

Following a succession of changes including removing the cabins, The Cottage was built as an extension to the larger original building. The heart of the Main House is a bright and appealing open plan Great Room that includes the modern kitchen, with its long stretches of granite countertops, two sinks, two dishwashers, and two breakfast bars; a lounge area with an elegant stone fireplace as its focal point; and another seating area around the custom media center for relaxed viewing. An abundance of light, not to mention incredible sunsets, streams through the three sets of sliding doors that open onto the extensive wraparound deck overlooking the lake.

Off this Great Room, a corridor leads to the 11 bedrooms, five of which open onto the deck, and seven of which are either en suite or with a connected bathroom. At the far end of the house, upstairs, are two bedrooms and one bath.

The Cottage connects to the Main House via a sizable “butler’s pantry” / breezeway, which includes another refrigerator, sink, and storage. With a cozy living room featuring a cast iron wood stove at its center, and two large bay windows looking out onto the deck and lake, The Cottage is a self-sufficient dwelling. The kitchen has a center island with a breakfast bar and the appliances were upgraded in 2018, along with new engineered wood floors. A separate dining room faces the front of the building, which enjoys wonderful sunlight at breakfast time. The three bedrooms are upstairs, with a king bed in the primary, which is en suite with a shower. The other two bedrooms (currently two twins and a queen), share a bathroom that has a tub/shower, and there is a half bath downstairs.

Over the decades, the second floor above the long run of bedrooms was removed, and the second and third floors in the central portion of the building, which had once been part of the boarding house rooms, were locked off and became attic space. There are approximately 1,000-1,500 square feet of additional space on those floors.

Kauneonga Lake is the northern area along White Lake, the deepest lake in Sullivan County. From the property there is direct access to fishing, swimming, kayaking, boating (including motorboats), and best of all, taking in the dramatic sunsets that color the sky directly across the lake from the house.

The hamlet of Kauneonga Lake, a three-minute walk from the house, buzzes most of the year with restaurants (we love Benji & Jakes, which is walkable from the house), Sticky Fingers for ice cream and other delectables, and a handful of shops. A short drive will take you to the jewel in the crown of Sullivan County, Bethel Woods Center for the Arts, boasting an impressive concert line-up in summer, fairs and festivals during the autumn, plus the Museum at Bethel Woods for all the Woodstock nostalgia.
